Design & Planning

We create architectural drawings tailored to your lot, goals, and budget. You choose from our standard floor plans or customize. We review everything together before moving to permits.

3 standard 2BR designs under 750 sq ft available — faster permitting, proven layouts.

Permit Processing

We handle all city and county permit applications, structural engineering submissions, and utility coordination. You don't deal with city hall — we do that for you.

California ADU laws now require cities to approve complete ADU applications within 60 days.

Site Preparation

Grading, foundation, utility stub-outs — we prep the site properly so construction runs smoothly. Good site prep is the difference between a project that finishes on time and one that doesn't.

Construction

Our crew builds your ADU with Richard actively on-site. You get regular updates and Richard is always reachable. We don't disappear for weeks at a time.

Framing → Rough mechanical → Insulation → Drywall → Finishes → Final trim

Final Inspection & Delivery

We schedule and pass all final city inspections, complete the punch list, do a full site cleanup, and hand you the keys. Your ADU is move-in ready and legally permitted.

We also provide your after-build property value assessment — see your ROI in black and white.
