Building an ADU is a major financial decision. We want you to make it with clear eyes — real numbers, real returns, and honest advice. As real estate investors ourselves for over 12 years, we bring a different perspective than most contractors: we think about ROI on every project we build.
The Three Ways an ADU Creates Value
1. Rental Income
The most obvious return. Current ADU rental rates in our service area:
Monthly ADU Rental Rates — Central Coast (2026)
• Studio (300–400 sq ft): $1,600–$2,200/month
• 1-Bedroom (400–600 sq ft): $1,800–$2,800/month
• 2-Bedroom (600–900 sq ft): $2,200–$3,500/month
• Coastal premium (Capitola, PG, SC): +15–25%
2. Property Value Increase
ADUs consistently increase property values by 20–30% in California. On a $900,000 home, that's $180,000–$270,000 in added equity. The value increase often exceeds the construction cost — meaning you're building equity even before a single rent check arrives.
3. Tax Benefits
Rental income from an ADU is taxable, but construction costs, depreciation, maintenance, and a portion of your mortgage interest can be deductible. Consult your tax advisor — the tax efficiency of rental real estate is significant.
Real Payback Calculations
Scenario A: Garage Conversion Studio
Cost: $95,000 all-in | Rent: $1,800/month | Annual income: $21,600 | Payback: 4.4 years
Scenario B: Detached 1-Bedroom ADU
Cost: $160,000 all-in | Rent: $2,400/month | Annual income: $28,800 | Payback: 5.6 years
Scenario C: Two-Story 2-Bedroom ADU
Cost: $250,000 all-in | Rent: $3,200/month | Annual income: $38,400 | Payback: 6.5 years
After payback, the unit generates net income for decades. A 2-bedroom ADU built today could generate $1–1.5M in gross rental income over 30 years.
What About Vacancy and Expenses?
In Santa Cruz and Monterey Counties, vacancy rates for quality ADUs run 2–5% — meaning you should budget for 2–3 weeks of vacancy per year. Maintenance typically runs 1–2% of the unit value annually. Even with these expenses, the returns are exceptional.
"I've been investing in real estate for 12 years. Pound for pound, ADUs are one of the best-returning investments available to California homeowners right now. The combination of high rents, low vacancy, and property value uplift is hard to beat." — Richard Rodriguez, Owner
